Located only 200 metres from the Berrara Lagoon, which is suitable for swimming in summer, great for little children as there are no waves or currents, and a sandy bottom with a variety of depths to suit all swimming abilities.
Berrara Beach is only 800 metres away and is an open coast sandy beach with a graduated slope into the deeper waters. This provides an ideal environment for younger children to enjoy waves without being out of their depth. Older children & adults can head out further if they want to try out boogey boards, surfing or body surfing.
The surrounding area has many attractions including wineries, many other beaches, bush walks, Berry, Jervis Bay and easy access to head further south. Sussex Inlet is a short drive away with an IGA grocery store, butcher, RSL club, liquor shop, Take away food outlets, movie theatre and a variety of other retail stores. There is Cudmirrah general store and cafe overlooking Swan Lake only a short 2.2km drive away, for a great cup of coffee or light meal and also milk/bread/newspapers etc.,

An easy two and a half hour drive south of Sydney. Take the Sussex Inlet turn off and just before you reach the township make a right hand turn to Berrara. Take the 7km scenic drive past Swanhaven and Swan Lake, through Cudmirrah, on to Berrara and that's where you will find us.
Berrara is a secluded coastal village that is lucky enough to be host to some of the best swimming water and beach fishing on the south coast. There is a surf beach as well as a tidal lagoon for swimming. It is also edged by the Cudmirrah National Park, which holds an abundance of wildlife and fauna making this location a natural wonderland. Swim, surf, snorkel, fish, bush walk or on the other hand do nothing but relax in the sun. All this makes for the perfect family holiday.

Bookings during the Christmas Holidays are STRICTLY WEEKLY Friday to Friday.
On arrival at L.J. Hooker Sussex Inlet we require your credit card details or a cash security bond of $500, which are held in our office for one month after you vacate the property and it is checked for damage and cleanliness, if all is ok your credit card details are destroyed or the security bond is released.
If you do not have a credit card, other arrangements may be made, please give us a call!
1. The 50% deposit and $30.00 booking fee are required within 5 working days of making a tentative booking. *Payment of the deposit constitutes tenant acceptance of these Booking Conditions.
2. Balance of rental must be paid prior to occupancy. Receipts for payment of bookings by cheque or direct deposit are issued subject to clearance.
3. Advance bookings are subject to change without notice.
4. A cancellation fee of $100.00 will apply-
a) If the property is re-let for the total period formerly booked by you, the cancellation fee only will be charged and the balance refunded.
b) If the property is NOT re-let for the total period formally booked by you, all monies paid by you will be forfeited.
c) *No cancellation fee will be charged if notice to cancel is given within 7 days from the date of the confirmation letter.
5. On your day of arrival, check in time is 2p.m. and premises must be vacated by 10a.m. on departure day irrespective of time of arrival- $50.00 late fee will apply. Keys can only be collected from our office after 2p.m. on the day of arrival. Fees may be charged for collection of keys outside of office hours.
6. If you are arriving after office hours and wish for the keys to be left in a pre-arranged place it is your responsibility when booking to arrange for your late arrival. A locked security box is located on the driveway side of our office, a code will be given to you on full payment prior to your arrival, so you may retrieve keys after hours. Reconfirm these details between 9a.m. and 4p.m. on your arrival day along with your estimated time of arrival.
7. Disturbance to neighbours, including excessive noise is prohibited and may result in termination of tenancy.
8. Parties and Functions are strictly prohibited. The rental charged is for domestic use only and not commercial use. Accordingly, this rate does not allow for the extra wear associated with functions in terms of cleaning, garbage removal, wear and tear, repairs etc., Use contrary to this may result in termination of tenancy.
9. The number of persons occupying the premises are restricted to the number of people shown in the Holiday Guide and Internet advertising for which there is only bedding for. (Extra guests are not permitted and WILL BE EVICTED - as will those who are booked to stay.) Breaching this condition may lead to additional charges.
10. NO PETS are allowed on the premises without permission in writing from the property owner.
11. If the property does allow dogs, you are required to Flea Bomb the inside of the house & clean all dog droppings before vacating. Flea bombs are available for purchase from our office. Failure to do so may result in the house requiring professional pest control treatment – Charges Will Apply. You will be charged for cleaning if dog hair is found in the house at the rate of $35.00 per hour.
12. Premises are let on the condition that they are kept clean and tidy at all times and are left in a clean and tidy condition when vacating. Please ensure that kitchen and bathroom surfaces are clean, all floors are vacuumed, washing up is done & put away, all garbage bins are emptied & Otto bins must be placed on the curb. Please take excess garbage to the local waste depot located in Springs Rd. Charges will apply for disposal of excess rubbish left at the property or extra cleaning @$35.00 per hour.
13. We hope you catch plenty of fish, but please clean them at the boat ramps, NOT at the premises.
14. NO provision can or will be made for relocating to another premises other than on the basis that the rental due be forfeited and full rental on the new premises is paid prior to occupancy.
15. Damage, Breakages, Theft and Loss are the tenants responsibility during their stay and NO responsibility is taken for tenants’ personal property left on or in the premises. ENSURE THAT THE PROPERTY IS LOCKED AT ALL TIMES WHEN YOU ARE NOT IN ATTENDANCE INCLUDING VACATING.
16. Any breakages, damage or lost keys must be reported as soon as possible and paid for. If any repairs are needed, L. J. Hooker Sussex Inlet should be notified immediately. The tenant agrees to allow the agent or their nominee to enter the premises to arrange necessary repairs.
17. Tenants must provide their own bed linen, towels, tea towels, toilet paper, detergent, soap powder, garbage bags and where specified, blankets. Waterproof mattress protectors must be provided for childrens beds where needed.
18. All properties are described as accurately as possible and are all spoken by in good faith. No responsibility is taken for any error, omissions or misdescription.
19. Security bond of $500.00 or Credit Card details will be held until inspection after the premises are vacated, if no damage has occurred, or extra cleaning required, bond money will be refunded to you in the next accounting period and/or credit card details will be destroyed.
